Area, the workplace fit-out specialists within the Fourfront Group, has begun work on the £5.8m makeover of 10-12 Alie Street, London on behalf of Maurice Investments Limited. Once completed the building will be relaunched as Wool & Tailor
Area, working alongside the designers Gpad, consultants Exigere and Cluttons took over the space from its shell and core once demolition completed in mid-June. Its teams will deliver a total refurbishment including adding a two-floor frame extension above the current roof level with an internal atrium and stair fill.
Gpad has created a contemporary design for the new offices across eight floors that will be multi-let or single-let on completion. The location is much in demand Wool & Tailor is in the middle of the rapidly-changing Aldgate area, on the eastern edge of the City of London and close to Aldgate and Aldgate East tube stations as well as Fenchurch Street station and Tower Gateway. The finished building will be seeking a Wired Certified Gold rating as well as targeting a BREEAM Very Good.
Steve Baldock, leading the project for Area said, “This is a Cat A fit out and it really demonstrates our capabilities. It allows us to combine our design co-ordination alongside Gpad and show off our technical skills as well. For example, the site has some access issues and so we have chosen to use spider cranes for the roof level steel frame installation at roof level instead of an inbuilt tower crane.”
