The four-storey Galleria building was in a tired state when the landlord appointed Area to refurbish the building to a high Cat A standard ready to market. Specifically, the existing atrium required substantial remodelling and the facilities were in need of modernisation. The entire renovation needed to produce a highly-sustainable building.
In order for all floors to overlook the entrance area, the building’s atrium was opened up by replacing existing brickwork with glazed balustrades, which in turn, enhanced natural light and improved air flow. The facility now provides between 8,000 and 10,000 sq ft at each floor level with updated air conditioning systems, new lighting, ceilings and flooring. Toilet and shower facilities were refurbished to a high specification, and cycle racks were installed to enhance the building’s usability. Key features of the space include a stunning porcelain floor to reflect natural light, a high-end reception desk and feature planting.
The Cat A fit-out of the Galleria achieved a Ska Gold Rating – the highest accolade for sustainable fit-out. This was achieved through using existing elements to minimise waste, reducing energy and CO2 through the implementation of energy efficient lighting, all hardwood, joinery and timber was FSC rated and an ultra-efficient mechanical system was installed to improve air flow.
