The brief for this project was to complete a Cat A refurbishment over two floors with the ground floor being converted from an existing retail space into a new Grade A office space.
The reception area, passenger lifts and the façade of the main building entrance were to also be upgraded and the central chiller plant replaced.
It was crucial that disruption to existing tenants was minimised in order to ensure a smooth delivery. To achieve this we created separate site access at the rear of the building for operatives, agreed times for noisy works were followed closely and a regular newsletter was issued to tenants to keep them informed of progress.
The upper floors in the building were occupied, so the main challenge for this project was minimising disruption to the existing tenants. This included ensuring the reception facility and lift access remained available throughout. We achieved this by phasing the reception refurbishment works so that reception facility could be temporarily relocated to the ground floor office whilst these works were undertaken. The lifts were also upgraded in phases ensuring there was a working passenger lift available at all times.
Noisy works such as the replacement of the chiller was carried out over an extended weekend with arrangements in place to provide temporary back-up measures should these be required.
