The objectives

Our client, Simmons Gainsford required the creation of a sophisticated and modern office which would reflect the corporate brand and values of the business. Area Trad were employed to undertake the strip-out, design and fit out of a seven storey occupied building to provide reception, meeting and boardrooms suitable for this corporate firm and their discerning clients.

Our solution

As the refurbishment needed to occur whilst the tenant was in occupation, the programme was completed over four concurrent phases. Works included full strip-out, complete air conditioning renewal, structured cabling, lighting, small power and new bathroom facilities. Provision of designs and finishes was supplied for boardrooms, meeting rooms and reception area, cellular offices, open plan areas, breakout space and communications room.

Key challenges

Working in an occupied space required continual client consultation and detailed programming. Protection of existing finishes and screening for dust mitigation was paramount. Out of hours operations to enable goods in and out of the building in conjunction with the building management team.

Technical aspects

This project required the careful validation and witnessing of existing mechanical and electrical services in order to minimise disruption and impact on other tenants and the creation of temporary reception facility to minimise impact on business activity.
