The objectives

The brief was to create a bespoke and defined office space which is outside of the typical banking sector for this prestigious financial client. The project required a high level of value engineering is achieved to keep within the contract value. Time specific requirements had to be met, even with the risk of the existing Cat A installation not being fully complete on taking possession of the site.

Our solution

The Area design team worked closely with the retained architect to ensure the clients thoughts and expectations were met and exceeded. A large value engineering exercise was carried out to reduce the contract sum without compromising the feel and performance of the project and a carefully programmed phased release of space for client occupation was undertaken.

Key challenges

The existing Cat A installation was incomplete and vastly different to the built information handed over. Our design team and specialists had to validate and design in parallel to protect the client’s programme. We secured a phased handover with detailed programming and excellent supply chain management. We also achieved the highest levels of finish by the use of site quality reviews and consistent onsite installation management throughout the duration of the project.

Technical aspects

Design, fabrication and installation of two 3m x 2.4m bronze clad doors were craned to the 8th floor roof with external doors removed and re-installed for logistics. Bespoke joinery was fully designed, supplied and installed by a mix of our specialist supply chain.
