The objectives

This project necessitated the substantial refurbishment of eight floors for this landmark building. Key to the success of this project was the fast-track programme which led to early release of the floors to the rental market. The client required a complete modernisation of reception, common parts and restrooms to suit DDA requirements.

Our solution

Lifts, lift lobbies and toilets were transformed to create a modern and contemporary finish with a full overhaul of existing sprinkler system in accordance with regulations. The project included for the major demolition package including removal of existing stand-by generator and electrical distribution.

Key challenges

To ensure this project was a success, a full and investigative survey of existing roof structure and membrane was required with a repair strategy to stop water ingress. Shallow ceiling voids created a requirement for detailed mechanical and electrical services installation, whilst a selection of fittings and materials were identified to suit a planned preventative maintenance programme.

"The complexity of the project created a number of challenges that Area embraced to the full which was welcomed by the professional team."
