The objectives

To increase the net lettable area, Area worked closely with the professional teams to convert a plant floor and mezzanine level into new premium city CAT A space and fully refurbished the ground floor reception, including new passenger lifts. The plant room contained the main plant for the building so it needed to be decommissioned in sequence to minimise disruption to current tenants.

Our solution

Area successfully met the brief by increasing the net lettable area by 30%, and maintained a fully operational reception area throughout the project. By phasing each section of the works and a detailed logistic programme works were completed 3 weeks ahead of schedule, allowing the Property Agents to begin showing potential tenants around ahead of schedule. Works in the reception area were completed in sections under an enclosed tent to ensure the lobby was kept clean and functioning without disruption.

Key Challenges

Refurbishment of the mezzanine level saw the removal of all louvers replacing them with a glass wall that was over 7000sq ft. A 4 x 8m green feature wall was installed in the reception area using real bun moss which is a natural product was sprayed with a preservative so it maintains its colour.
