The objectives

The brief required the refurbishment of floors 4 to 8 to a Cat A finish in this impressive multi-occupied office building. Our team were asked to undertake an extensive refurbishment of the main reception to provide contemporary finishes and a fresh and welcoming experience upon entering the building. Additional works also included new internal and external staircases and an 8th floor terrace.

Our solution

Careful phasing, coordination and out of hours work was necessary to maintain access routes for the building occupiers. We undertook the quality and workable structural design of the internal stairs; and the temporary works required our team to install an external staircase starting on the 7th floor. We worked closely with the structural engineers and steelwork fabricator, this was critical to the success of these works. An early strip-out of the existing terrace area to uncover the unknown construction was key to finalise the design of the new terrace.

Key challenges

A particular challenge to the project was the mechanical and electrical services redesign and incorporation into an existing building, and integrating a new BMS, which was ultimately successfully and effectively achieved by Area. Also key was respecting the architect’s design intent for the internal structural stairs, new glazed terrace and main building entrance, which was achieved through design meetings with Aros and our design team. The new reception was kept live throughout by clever phasing and completing one half before beginning work on the other.

Technical aspects

The pre-manufacture of reception items, staircase and external terrace doors of site was undertaken to reduce installation time on site. We installed suspended LED strip luminaires to provide a lighting scheme to improve the overall look of the floors, whilst increasing the floor to ceiling heights. Full DALI controlled ballasts have been provided in the luminaires to allow a variety of switching and dimming options across the floors. The new basement shower areas were provided with underfloor heating to allow more changing and movement space whilst still maintaining a warm ambient temperature.
