The objectives

The client required an outstanding reception space to reflect this modern building within Canary Wharf. The mechanical and electrical services needed to be enhanced to bring them up to current standards, and better utilisation of the undercover ground floor parking area was essential.

Our solution

We created a bright, modern and open reception incorporating a beautiful open staircase area. We undertook a full Cat A refurbishment including new VRF air conditioning and LED panel lighting to all areas.
Extensive demolition works included the removal of a redundant plant and structural walls in the car park, and we also introduced a shower block and cycle storage within the basement area.

Key challenges

One particular challenge of this project was the cleaning of the external cladding walls. We successfully achieved this using harnesses, as the building has three sides on a man-made island. Other key points included maximising height and space on all floors and incorporating a CAT B fit-out on the 4th floor for the building owner to move into, all within the original contract period.

Technical aspects

We removed the redundant cooling towers and installed a roof condenser ‘farm’. Our team fitted a new AHU for supply/extract air system and reconfigured and simplified the incoming electrical services. We also established the building fire strategy.

"We were so pleased with the work of Jason Potter and his team with regards to the Cat A refurbishment that we further instructed Cube to undertake Ballymore’s head office fit-out within the building."
